BHSF renews commitment to Edgbaston HQ with new lease at 54 Hagley Road

Health and wellbeing company, BHSF, has reaffirmed its long-term presence at 54 Hagley Road, Birmingham, by signing a new five-year lease on CAT A+ office space.

The profit-for-good organisation is relocating from its current 13th-floor space to the 14th floor, extending its stay at the building where it first moved 150 staff in 2021.

George Jennings, Partner at Newmark, said the deal further underlines 54 Hagley Road’s position as Edgbaston’s leading multi-let office destination, and reflects wider trends in the city’s office market, with almost half of Birmingham’s Q3 transactions involving CAT A+ space.

He said: “We’re pleased to have facilitated BHSF’s move to new office space within 54 Hagley Road, which delivers superb facilities in support of the company’s office requirements.

“More than 40% of Birmingham office transactions in Q3 were between 1,000 and 5,000 sq ft, with approximately 50% of those demanding plug-and-play offices. Demand for fully fitted suites has risen sharply since the pandemic, as businesses look for flexibility and speed of occupation.

“54 Hagley Road offers space large and adaptable enough to accommodate rapidly growing businesses, and we’re having sensible, practical conversations with those looking to move to or expand within the building.”

The new agreement follows a major 10-year lease regear earlier this year with a large government occupier, representing the biggest transaction of its kind in Edgbaston in 2025.

Available office suites range from 1,100–6,400 sq ft, offering a mix of refurbished and fully furnished plug and play options ready for immediate occupation.
