Edgbaston’s largest lease regear of the year agreed at 54 Hagley Road
A major lease regear has been completed at 54 Hagley Road in Edgbaston, Birmingham, marking the largest transaction of its kind in the area this year.
The agreement sees a large government occupier, already based in the building, extend its stay for a further 10 years, reinforcing 54 Hagley Road’s reputation as the area’s leading multi-let office destination.
The deal reflects the occupier’s long-term confidence in the building and follows significant investment in upgrading and modernising its workspace and amenities.
54 Hagley Road is home to a diverse mix of occupiers including Greater Birmingham Chambers of Commerce, Bauer Media, and Alliance Health Group. Several tenants have renewed or expanded their presence at the property in the past 12 months, and further occupier interest is currently being progressed.
George Jennings, partner at Newmark, said: “This is a standout deal for Edgbaston and the wider Birmingham office market. Securing a long-term commitment from such a substantial occupier highlights the strength of 54 Hagley Road as a business location. It’s a clear sign that the building continues to deliver what local and national organisations need.”
Jonathan Fear, director, national offices at Colliers, added: “We’re seeing growing momentum at 54 Hagley Road. The building’s specification, location, and on-site amenities, combined with recent infrastructure improvements like the Metro stop directly outside, are proving very attractive. Retaining major tenants is key, and this deal sends a strong signal to the market.”
Available office suites range from 1,100 – 6,400 sq ft, offering a mix of refurbished and fully furnished ‘plug and play’ options ready for immediate occupation.
